Chimney Repairs & Lead Flashing

Repointing, rebuilds and new lead flashing to stop the leaks that so often start around chimneys and where the roof meets a wall.

Chimneys are the usual suspect

If you've got a leak, the chimney is often to blame. Decades of Scottish weather erode the mortar, crack the flaunching around the pots and perish the lead flashing where the stack meets the roof — and once water finds a way in, it runs down inside the chimney breast and stains your ceilings and walls.

We survey the whole chimney, work out exactly where the water is getting in, and carry out the right fix — from a spot of repointing and fresh flashing to a full stack rebuild.

Chimney work we carry out

  • New lead flashing around chimneys and abutments
  • Repointing eroded mortar joints
  • Renewing the flaunching that beds the chimney pots
  • Chimney stack rebuilds where weathered or leaning
  • Taking down redundant chimneys and making the roof good
  • New pots, cowls and cappings fitted

Chimney FAQs

How much does chimney flashing repair cost? +
Replacing failed lead flashing around a chimney is usually a modest, well-worth-it job — far cheaper than the internal damage a leak causes. We give a fixed written price after a free survey, once we've seen the chimney and how it meets the roof.
Why is water getting in around my chimney? +
Chimneys are one of the most common leak points on any roof. The usual culprits are cracked or missing lead flashing, eroded mortar joints, a failed flaunching around the pots, or a porous chimney stack. We trace which it is and put it right.
Can you repoint or rebuild a chimney stack? +
Yes. We repoint eroded mortar, renew the flaunching that holds the pots, and where a stack is badly weathered or leaning we can rebuild it. If a redundant chimney is beyond saving, we can also take it down and make the roof good.
Do you fit lead flashing on other parts of the roof too? +
We do — lead flashing seals any point where the roof meets a wall, chimney, dormer or skylight. Replacing perished flashing in these abutments is one of the most reliable ways to stop a stubborn leak.
