Repointing Ridge Tiles: Why It Matters and What It Costs
Ridge tiles sit along the very top of a pitched roof, bedded and pointed in place with cement mortar. Over time that mortar cracks and crumbles from years of expansion and contraction in the heat and cold. Once it fails, the tiles can lift slightly in high wind, letting water track straight down into the roof space below.
Cost depends on how much of the ridge line needs doing and how accessible it is. A short section of repointing on an easily accessed roof typically runs £150–£350, while a full ridge line on a larger or harder-to-reach roof can run £400–£800 including scaffolding or tower access (Checkatrade, 2026). Because access usually accounts for more of the bill than the mortar itself, it’s often worth combining ridge work with any other job that needs the same scaffolding.
The warning signs are easy to miss from ground level. Look for a ridge tile that looks slightly out of line with its neighbours, or a fine crack running along the mortar joint. Since these faults rarely cause a dramatic leak straight away, they tend to get ignored until a storm finally works a tile loose completely.
Traditional cement mortar isn’t always the right fix, either. On an older or listed property, a lime-based mortar sometimes performs better, since it flexes with the building rather than trapping moisture behind a rigid seal. We’ll tell you honestly which approach suits your roof rather than defaulting to the cheaper option every time.
