How Long Does a Roof Last? Signs You Need Re-Roofing
Most homeowners only think about their roof’s age when something goes wrong. A concrete tile roof typically lasts 40–60 years, natural slate can exceed 100 years when properly maintained, and standard roofing felt on a pitched roof usually needs replacing after 20–30 years (NFRC, 2026). Knowing roughly where your roof sits in that lifespan helps you plan, rather than react.
Age alone doesn’t tell the whole story, though. Several visible signs matter more than the calendar. Daylight showing through the roof boards in the loft is one of the clearest warnings. So is a sagging ridge line, visible from the street on a still day. Widespread moss and lichen across the whole roof, rather than one shaded patch, often means the surface is holding moisture it shouldn’t.
The real decision point is frequency, not severity. One slipped slate is a repair. But if you’re calling a roofer three or four times a year for different faults on the same roof, that’s usually a sign the covering itself has reached the end of its working life, not that you’ve had a run of bad luck. Repeated small failures cost more over a few years than one properly done re-roof.
Timber condition is the deciding factor we check for first. Since roofing felt and battens fail before the structural timbers usually do, a survey can often confirm the frame is sound even when the covering needs full replacement. That’s good news financially, because it means a re-roof rather than a rebuild.
If your roof is over 30 years old and showing more than one of these signs, it’s worth getting an honest opinion before the next repair bill. Our re-roofing team surveys the whole roof, not just the reported problem, and gives you a straight answer on repair versus replace. We cover Falkirk, Grangemouth and the surrounding area, with a free survey and written quote either way. We also cover Larbert and the surrounding area.
